Ebem Ohafia Community Declares New Land Transaction Rules To Curb Fraud

In a historic move to curb fraudulent land dealings and promote transparency, the General Assembly of Ebem Ohafia Community convened at Abum Square on December 26, 2024, to establish new regulations for land transactions within the community.

Presided over by HRH Ezie Ukoha Kalu Ukoha (JP), Ezieogo Ebem Ohafia, the gathering brought together indigenes, representatives of the three traditional sections (Ekeluogo, Eziukwu, and Mgbaga), officials from the Ebem Ohafia Development Union (EODU), Ebem Ohafia Youths Association, and other critical stakeholders.

During the assembly, concerns over unauthorized and fraudulent land transactions that have been tarnishing the community’s image were discussed. The highest decision-making body resolved to centralize all land transactions while safeguarding the ownership rights of individuals and families.

Key Resolutions

1. Central Coordination: All land transactions in Ebem Ohafia Community will now be centrally managed under the supervision of the Council of Chiefs and Elders.
2. Mandatory Notification: Any prospective land buyer must notify the Council of their intention to purchase.
3. Verification Process: The Council will investigate the land’s ownership and verify the seller’s authority to conduct the transaction.
4. Certification Requirement: Transactions will only proceed after the issuance of a written certification from the Council, ensuring authenticity.
5. Verification Fee: A fee of up to ₦100,000 will be charged for the verification process, subject to review.
6. Dispute Policy: The Council will not support or resolve disputes for unverified transactions.

The guidelines take effect from January 1, 2025, and are binding on all indigenes and residents of Ebem Ohafia Community.
